Greater Cincinnati housing market sees increased inventory and steady prices in April

The REALTOR Alliance of Greater Cincinnati announced on May 1 that the region’s housing market saw higher inventory levels and more new listings in April, while home prices remained strong across Butler, Clermont, Clinton, Hamilton, and Warren counties.

This trend is important because it shows that sellers are gaining confidence to list their homes as buyer demand continues. The increase in available homes could help balance the market and provide more choices for buyers.

In April 2026, the median sold price was $324,000—an increase of 8.0% compared to April last year. Year-to-date figures show a median sold price of $310,000, up 6.9% from the same period last year. There were 1,607 homes sold during the month—a slight decrease of 1.0% compared to last year—while total sold volume reached $614.6 million (a rise of 5.7%). Active inventory climbed to 2,834 listings (up by 29.1%), and new listings rose by 13.4% to reach a total of 2,624 homes.

Rob Streicher, president of the REALTOR Alliance of Greater Cincinnati for this year said: “We’re seeing more homeowners feel confident about entering the market this spring, and that’s helping create additional opportunities for buyers across the region.” Streicher added: “Inventory growth is an encouraging sign for the overall health of the housing market because it gives buyers more options while sellers are still benefiting from strong home values and continued demand. As conditions continue to shift, working with a REALTOR who understands the local market remains essential for navigating today’s environment.”

Homes spent a median time of five days on the market in April—a pace that is still fast but represents a modest slowdown compared to last year’s even quicker sales activity.

The data reflects a housing landscape becoming more active as both sellers and buyers adjust to changing conditions in Greater Cincinnati. The REALTOR Alliance compiles these statistics from its Multiple Listing Service covering single-family homes and condominiums throughout its service area.
