Greater Cincinnati housing market sees rising prices and more inventory in March

The REALTOR Alliance of Greater Cincinnati announced on Apr. 1 that the region’s housing market is showing higher home prices and increased inventory as spring approaches.

This development is important for both buyers and sellers, as it indicates a more balanced market with greater options for those looking to purchase or sell homes.

In March, the median sold price reached $317,000, representing a 9.7% increase from the same month last year. Year-to-date figures show a median price of $305,000, up 7% from the previous year. A total of 1,347 homes were sold in March—a slight decrease of 0.6% compared to last year—while year-to-date sales stand at 3,395 units, down by only 1.9%. The total sold volume for March was $500.1 million, an increase of 2.1%, while the year-to-date volume remained nearly unchanged at $1.21 billion.

Active inventory grew significantly to 2,525 listings in March—a rise of over 25% compared to last year—giving buyers more choices as activity increases during spring months. New listings also rose by nearly five percent to reach a total of 2,191 properties on the market.

“As we move further into the spring market, we’re seeing encouraging signs of increased inventory alongside strong home values,” said Rob Streicher, President of the REALTOR Alliance of Greater Cincinnati for this year. “While sales activity remains steady, the additional inventory is creating more balance in the market. Buyers have more choices, and sellers still benefit from competitive pricing—making it a critical time to work with a REALTOR who understands how to navigate these evolving conditions.”

Homes continued selling quickly with a median time on market of six days; however this figure marks an increase from last year’s exceptionally fast pace.

The data comes from residential closings reported through Greater Cincinnati’s Multiple Listing Service and includes both new construction and existing single-family homes as well as condominiums across Butler, Clermont, Clinton, Hamilton and Warren counties.
