The REALTOR Alliance of Greater Cincinnati announced on Mar. 1 that the region’s housing market is showing steady home prices and a significant rise in available properties as the spring season approaches.
This update is important for both buyers and sellers, as it signals a gradually balancing market with more opportunities for those looking to purchase or sell homes in Butler, Clermont, Clinton, Hamilton, and Warren counties.
In February 2026, the median sold price was $300,000—a 1.0% increase compared to the same month last year—indicating continued stability in home values. The number of homes sold reached 1,095, up by 0.4% from February 2025. Total sold volume also rose slightly to $380.9 million. Active inventory expanded by 25.5%, reaching 2,497 listings and giving buyers more choices as the busy spring market nears. However, new listings decreased by 2.8% year-over-year to a total of 1,540.
“As the market begins gearing up for the busy spring and summer seasons, both buyers and sellers should be thinking strategically about timing, pricing, and preparation,” said Rob Streicher, 2026 President of the REALTOR Alliance of Greater Cincinnati. “Inventory is improving and homes are still moving quickly, which means having a REALTOR who understands local trends and can help guide smart decisions will be especially important in the months ahead.” Homes spent a median of 11 days on the market during February—a notable increase from last year’s pace but still indicative of strong demand.
The data comes from activity reported in the Multiple Listing Service of Greater Cincinnati and includes residential closings from new and existing single-family homes as well as condominiums.
