Real estate market trends for Hamilton and nearby counties in March

The real estate market in Hamilton, Butler, Warren, and Clermont counties showed significant trends in March 2024. According to data from Cincy MLS analyzed by Domus Analytics®, there was a notable increase in home sales and prices compared to the previous month.

In March, 1,842 homes were sold across these four counties. This represents a 14.8% increase from February 2024 but a slight decrease of 1.8% compared to March 2023. The median sales price for homes reached $295,000, marking a rise of 4.8% from the previous month and an increase of 28.1% from the same period last year.

Homes spent an average of 13 days on the market before being sold, which is faster by 40% compared to February 2024. Active inventory was at 1,401 units, showing a slight rise of 1.3% from February but a decrease of 7.5% compared to March of the previous year. The month's supply of inventory saw a sharp decline of 20.9% from February, indicating a tighter market.

On average, sellers received approximately 100.1% of their list price, showing a slight improvement over the previous month.

"This month's data shows a vibrant market as we enter the spring buying season, with a notable increase in sales prices and a swift pace of sales," said Tracy Dunne, President of REALTOR® Alliance of Greater Cincinnati. "The competition among buyers remains strong, reflected in the high list price received and reduced days on the market."
