The Greater Cincinnati housing market remained steady in July, with key indicators showing both growth and stability across Butler, Clermont, Hamilton, and Warren counties. According to the REALTOR Alliance of Greater Cincinnati, the median sold price for homes increased 5.5% from the previous year to $327,000.
Home sales for July totaled 1,719 units, a slight decrease of 0.6% compared to July 2024. Despite this dip in unit sales, overall market value grew as total sold volume reached $691.87 million—an increase of 5.8% year-over-year.
“Prices continue to appreciate while inventory growth is giving buyers more opportunities in the marketplace,” said DaVan Gassett, President of the REALTOR Alliance of Greater Cincinnati. “Even with a modest dip in unit sales, overall market strength remains clear in both dollar volume and year-to-date trends.”
Year-to-date figures show continued momentum: sales climbed by 3.3% to reach 10,281 units compared to last year's 9,951 at this time. The median price for homes sold year-to-date rose by 5.1%, reaching $310,000 from $295,000 a year earlier.
Cumulative sales volume so far in 2025 has surpassed $3.86 billion—a gain of 9.7% over last year's comparable period.
Active inventory expanded significantly with 2,976 homes listed for sale in July—34.6% higher than last year—and new listings rose by nearly 10%, totaling 2,415 properties for the month.
Homes spent a median of seven days on the market during July—a figure that represents a moderate increase of about two days or 16.7% over last year—suggesting that while demand remains strong and homes sell quickly on average, buyers are taking slightly longer amid greater choice.
The data was compiled from activity reported through the Multiple Listing Service of Greater Cincinnati and covers residential closings involving both new and existing single-family homes as well as condominiums. The REALTOR Alliance of Greater Cincinnati includes more than 5,600 real estate professionals who adhere to a strict Code of Ethics.
